Integral's construction management puts the owner, architects, and ourselves on the same team from the onset of the project and offers the owner complete control over the scheduling and cost of their project.

Planning

The first step begins by working directly with the architect/designer already chosen for the project. We participate with the design team in creating an effective ambiance suitable to the client, and continue by establishing preliminary budgets.

Budgeting & Estimating

During the next step, we work with the architect/designer as plans and specifications are developed, keeping in mind the desired completion date, the client’s design requests, and budget. Final drawings are costed out and bids are secured from subcontractors.

Scheduling

Project scheduling is done through the critical-path method. Our state-of-the-art computerized system allows us to pinpoint any delays in scheduling that may occur to anticipate their effects and plan ahead. During this period a construction contract (acceptable to the client, architect/designer, subcontractors, and material suppliers) is negotiated.

Construction

The most critical stage in the performance path involves four primary activities:

  • Procurement
  • Expediting
  • Execution
  • Supervision

Completion / Personalization

Represents the final step in the construction process. This is the time when the client requests minor alterations. It is also the stage when the finishing touches and designer items are added to effectively personalize the client’s premises. Every detail is checked to make sure that exact requirements have been met to complete client satisfaction.
